Thoravej 29: rethinking architecture through retrofitting

Thoravej 29 is a former 1960s warehouse located in Copenhagen. The building is an innovative example of how existing buildings can be retrofitted into new and vibrant spaces. Through circular principles and innovative design, Thoravej 29 has been transformed while reusing 95% of its existing materials, reducing CO2 emissions by up to 88% compared to new construction. Behind the project are the client Bikubenfonden, Pihlmann Architects, construction company Hoffmann A/S, and ABC Rådgivende Ingeniører.

A retrofitted warehouse designed for innovation

Thoravej 29 is built on the principles of understanding, reusing and transforming. At the heart of the transformation is the concept of retrofitting. Instead of demolishing the original structure of the 1960s industrial warehouse, the building’s material and functionality were carefully studied, repurposing key elements such as steel beams, concrete slabs, and bricks.

The transformation of Thoravej 29 embodies the principle of “self-recycling”, where every layer of the building is viewed as an asset. Through an extensive retrofitting process, 95% of the building’s materials were reused, allowing its industrial character while significantly reducing its environmental footprint. Concrete slabs were transformed into staircases and furniture, while surplus bricks from the facade were repurposed as flooring. Steel beams and wooden elements were carefully preserved and reintegrated, highlighting the raw, unpolished aesthetic of the original structure. These choices not only minimised the need for new resources but also avoided 90% of potential construction waste. Additionally, the project reduced CO2 emissions by up to 88% compared to new construction. This commitment to sustainability earned Thoravej 29 a DGNB Gold precertification from the Green Building Council.  

The building spans 6,300 square metres of multifunctional space designed to meet the needs of modern users. Envisioned as a community, a professional network, and a meeting point for forward-thinking individuals and organisations shaping our present and future, Thoravej will feature community areas for cultural events, exhibitions, and workshops, fostering connections across disciplines and inspiring innovation.
